Richard Brent Somach Presents at Pennsylvania Real Estate Institute
Allentown, PA (December 6, 2010)– Richard Brent Somach, a Member of Tallman Hudders & Sorrentino, the Pennsylvania office of Norris McLaughlin, P.A., presented, along with James S. Tupitza, Esq. of Tupitza & Associates, P.C. out of West Chester, “Tax Sales, Sheriff’s Sales and Lien Priorities” at the 14th Annual Real Estate Institute on December 2, 2010, at the Pennsylvania Convention Center in Philadelphia. This annual two-day event, sponsored by the Pennsylvania Bar Institute (PBI), is the biggest real estate conference in Pennsylvania, featuring 49 sessions taught by faculty comprised of 70-plus real estate lawyers and other real estate professionals.
The bottoming out of the real estate market has led to record numbers of mortgage foreclosures, sheriff sales, tax lien claims and a host of lien priority questions. With more and more properties at risk for tax sale and sheriff sale, how do you determine what liens will get paid and which ones will not? This presentation discussed the finer points of divesting liens and understanding lien priority issues.
“I attend this event every year. The sessions are informative and cover up-to-the-minute issues and I enjoy networking with the other real estate professionals. I have had the honor of being a part of the faculty for this event in past years and I enjoyed lecturing this year with Mr. Tupitza,” said Somach.
The Pennsylvania Bar Institute, the continuing legal education arm of the Pennsylvania Bar Association, is a fully self-supporting, non-profit organization. The organization strives to provide Pennsylvania lawyers with information that is timely, practical, cost effective, and of the highest possible quality. Programs are taught, and books are written, by practicing lawyers, judges, and law professors who are widely recognized as the leading experts in their field, and who have proven their abilities as teachers, public speakers, and writers. These professionals generously contribute their time and expertise to plan and present programs and write course books.
Somach focuses his practice on real estate, commercial law, and creditors’ remedies, representing real estate development companies, shopping centers, and local banks. In the banking area, Somach assists clients with their transactional, litigation, and operational needs, and has extensive experience handling collections, foreclosures and complex commercial workouts. Somach has represented real estate owners, developers and investors in a broad range of real estate transactions, including zoning matters, residential subdivisions and shopping center development.
As a licensed title insurance agent, Somach manages ABE Settlement Services, a title insurance and settlement company to creatively serve client needs. He currently serves as legal counsel to the Lehigh Valley Association of REALTORS®.
Somach serves as Solicitor for Lower Macungie Township and as Assistant Lehigh County Solicitor, advising the Sheriff’s Office, the Tax Assessment Office and the Tax Claim Bureau and frequently writes and lectures on real estate matters, sheriff’s sales and real estate tax sales. He moderated “Sheriff’s Sales in Pennsylvania” and authored “Sheriff’s Sales and Real Estate Tax Sales” for A Day on Real Estate, sponsored by the Pennsylvania Bar Institute (PBI). Previously, he has presented lectures on mortgage foreclosures, “Issues in Commercial Mortgage Foreclosure” and “Issues in Residential Mortgage Foreclosure” for PBI and has lectured at the annual Real Estate Institute Program.
Active in many community organizations, Somach was a past president of the Salisbury Township School Board. He is a member of the Pennsylvania Bar Association and the Lehigh County Bar Association, where he served as President in 1992.
